Why Pay More For Thermal Infrared Building Inspections?

The use of thermal imaging technology for pre-purchase building inspections has gained immense popularity in recent times. However, a large number of prospective homeowners often have reservations about the use of thermal imaging technology owing to the fact that thermal infrared inspections often cost more than traditional building inspections.

Discussed in this article are some of the advantages associated with the use of thermal imaging technology in building inspections. For a large number of prospective homeowners, these advantages justify the higher cost associated with thermal building inspections.

Enhanced Visibility Of Problematic Areas

The question of enhanced visibility is among the main justifications for the extra cost of thermal building inspections. The use of thermal imaging equipment during an inspection will therefore allow an inspection specialist to see building defects that are otherwise invisible to the naked eye. This is because thermal imaging equipment is able to detect a greater portion of the electromagnetic spectrum. As such, it is highly unlikely a building inspection specialist will fail to see any problematic areas within the entire structure of the building.

In the same breath, the use of thermal imaging technology allows an inspection specialist to detect developing problems (e.g. developing leakages inside the structure of a wall) within the structure of the building in their early stages. Thus, corrective action can be taken in good to prevent the problem from worsening and to prevent the need for future problems associated with the developing structural defects.

The Advantage Of Non-Intrusion

Another justification for the higher cost of thermal building inspections is that these inspections are less intrusive as compared to conventional building inspections.

The use of thermal imaging equipment allows for the visualization of differences in the thermal temperature of building structures. This variation can be used to determine the structural soundness of affected areas without intruding into the internal structure of these areas. For example, difference in thermal temperature can be used to distinguish defective window panes from their well-functioning counterparts without the need to even touch the window panes. This is not possible when undertaking pre-purchase building inspections the traditional way.

Precision And Accuracy

In conclusion, the greater precision and accuracy associated with the use of thermal imaging technology for building inspections is reason enough for a prospective new homeowner to bear the additional cost of inspection.

Thermal imaging equipment will indicate the exact location of leakages on a drainage system (for example). This equipment will also indicate the extent of water damage to adjacent components of the drainage system resulting from the leakage. In the absence of thermal imaging equipment, a building inspection specialist will be forced to use trial and error in the identification of internal leakages and related problems.
